LVP vs. Laminate in Florida Humidity: Which Holds Up Better?

If you have lived in Ruskin, Brandon, or anywhere else around Tampa Bay for a full summer, you know the air itself feels heavy. Afternoon storms roll in, the AC runs around the clock, and anything made of wood or paper-based material has to put up with moisture that never fully leaves. That is the backdrop for one of the most common questions we hear at MBM Home Improvements: should I put in luxury vinyl plank or laminate?

Both products give you a clean, wood-look floor that goes in faster and costs less than many alternatives. They are not identical, though, and in Florida the differences matter more than they would in a dry climate. Here is how we think about the choice.

What Each Floor Is Made Of

Luxury vinyl plank is a layered product. A printed photographic layer gives you the wood look, a clear wear layer protects it, and a synthetic core sits underneath. That core does not swell when it gets wet, which is the single biggest reason LVP is so popular in coastal and humid regions.

Laminate also uses a printed layer and a clear protective top, but its core is a dense fiberboard. Modern laminate is far better than the products people remember from decades ago, and many lines have water-resistant surfaces and sealed edges. Still, a fiberboard core can swell if water gets into a seam and stays there.

How Humidity Affects Each One

Everyday Florida humidity is not usually the problem for either floor. Indoor air that stays around a comfortable level thanks to air conditioning is fine for both. The trouble starts when moisture shows up in concentrated form: a leaking dishwasher, a wet pet bowl that gets knocked over every day, a sliding door that lets rain blow in, or moisture wicking up from a slab.

With LVP, those events are an annoyance, not a disaster. Wipe it up, and the planks do not care. With laminate, a quick cleanup is still fine, but a slow leak or repeated soaking at the seams is where the trouble begins. If a room has any history of dampness, we lean toward vinyl.

Heat and Sunlight

Tampa Bay summers are long, and many homes have big windows or sunrooms that bake in the afternoon. Both products handle normal indoor heat well. Very large, south or west-facing glass can warm a floor surface considerably, and vinyl can expand a little as it warms, so a good installer leaves proper expansion gaps and avoids pinning planks down at the walls. Laminate needs the same spacing. This is a place where installation quality is just as important as the product label.

Those cost figures are ranges, not quotes. Your final number depends on the product grade, how much prep the subfloor needs, and how many rooms or stairs are involved. For a deeper look at numbers, see our guide to what flooring costs in Tampa Bay.

When We Recommend LVP

  • Kitchens and laundry rooms, where spills and appliance leaks are a real possibility.
  • Homes with sliding doors, lanais, or pool access, where wet feet are part of daily life.
  • Slab-on-grade homes where moisture can rise from below, as long as the slab is prepared correctly.
  • Households with pets or kids who treat floors as an obstacle course.

When Laminate Makes Sense

Laminate is a good fit for bedrooms, home offices, and dry living spaces, especially when budget is tight and you want a crisp wood look. Plenty of Tampa Bay homeowners are very happy with laminate in the right rooms. The key is being honest about the room: if you cannot promise that the floor will stay dry, step up to vinyl. You can also use both in one home, with vinyl in wet-prone areas and laminate in the bedrooms, as long as the transitions are planned.

Do Not Skip the Prep

A great product on a poor base will disappoint. Florida slabs can carry moisture and uneven spots, and either floor needs a flat, clean surface. Our team handles installation and any needed demolition and prep so the new floor starts on a solid foundation.
